The Claude Playbook for Property Management
Maintenance triage, tenant communication, listings, and owner reports — for a 12-door landlord or a 1,200-unit portfolio.

Property management is a queue: requests in, vendors out, owners asking for updates. Claude is very good at queues.
Maintenance triage
Classify this tenant request: category, urgency (emergency / 24-hour / routine), likely trade, and the three clarifying questions to ask. If it involves water, gas, smoke, or no heat, mark emergency and output the emergency script.

Tenant communication
Write a notice about <issue> for all units in building B. Under 150 words, respectful, states the date, the impact, what we are doing, and who to contact. Provide a Spanish version.
Listings and turnover
From these unit specs and photos, write a listing, a 30-second video script, and a showing FAQ. Include no language that implies a preferred tenant profile.

Owner reporting
Turn this month's ledger into a one-page owner report: income, expenses, variance vs last month with the reason, open work orders, and one recommendation.
Guardrails
Fair housing review on every public listing. Never let AI decide an application. Keep tenant names and payment details out of prompts.

Measure
Average days to close a work order, vacancy days per turn, and owner report cycle time.
