Listing copy that does not sound generic

Write MLS remarks under 900 characters plus a social caption and an email blurb for this property. Facts: <paste>. Lead with the single most unusual feature. No "charming," no "must see," no fair-housing-sensitive language about buyers, families, or neighborhoods.

Turn these six comps into a one-page seller summary: suggested range, the two comps that matter most and why, what a buyer will object to, and three pre-list improvements ranked by return.

Buyer and seller follow-up

Build a 30-day nurture sequence for a buyer who toured 2 homes and did not offer. Seven touches, alternating text and email, each under 60 words, each with a reason to reply.

From this contract, extract every date, contingency, and responsible party into a checklist with reminder dates. Flag anything ambiguous for my broker.
